| Non-Domestic EPC
Changes to the Energy Act 2011 provide for powers to ensure that from April 2018, it will be unlawful to rent out business premises that do not reach a minimum energy efficiency standard. Energy Performance Certificates [NDEPC] referred to as an EPC which rates how energy efficient your building is.
EPC certificates are produced from SBEM calculations [Simplified Building Energy Model] and accompanied by a report, which provides recommendations on how the energy performance of the building may be improved.
| What is a Non-Domestic EPC
A Non-Domestic Energy Performance Certificate is a rating of the energy performance of a building and its fixed services such as heating, cooling or ventilation equipment (contents such as computers or other equipment are not included.)
A Non-Domestic EPC looks very similar to the energy rating label found on many types of household appliances, with ratings from A the most efficient to G the least efficient. All EPC’s come with a report that includes advice and suggestions on what improvements can be made to increase energy efficiency and save money.
| Why is a Non-Domestic EPC Required
All commercial properties* that are newly constructed or for sale or rent, are required to have a valid and current Non-Domestic EPC. This helps owners or occupiers of the commercial buildings to make their property more energy efficient. It also allows potential buyers or tenants to compare properties based on their energy efficiency.
As of April 2018, any commercial property that is made available to rent is required to have an EPC rating of band E or higher. If the EPC rating is a lower band, for example either F or G, then improvements to the energy efficiency of the property must be made to bring it up to a minimum standard of band E before it can be let. Starting in April 2023 this requirement will be extended to all properties with existing leases.
